Long. Our base case is hold-forever on the right assets, with refinances over time returning capital. We don't time exits to vintage or chase IRR by selling at the wrong moment.
Most partnerships are structured with a preferred return on partner capital, then a profit split — with us co-investing meaningful equity alongside. Specifics are deal-by-deal. We're always happy to walk you through structure on a call.
Yes. Investment opportunities are offered only to accredited investors per applicable U.S. securities regulations. We'll verify accreditation status as part of onboarding.
Selectively. We pass on far more deals than we sign. When the right opportunity arrives, partners on our list get first look. We'd rather close one good deal a year than ten mediocre ones.
Absolutely. We're happy to walk you through any property in the portfolio — most are an hour or less from downtown Chicago. We strongly encourage prospective partners to see what we own before they commit to what's next.
